Las Gaviotas Homeowners' Association Rules

We are happy to have you join us as a guest here in Las Gaviotas. Our community takes great pride in being chosen as one of the premier Baja destinations for vacation guests and to maintain that distinction we ask you to follow the rules established by our homeowners association. These rules are enforced for the protection of the homeowners property and to ensure the safety and enjoyment of all at Las Gaviotas. Failure to adhere to these rules may result in your eviction from the property, forfeiture of all fees paid in addition to any fines that may be assessed for non-compliance. Because they are so important we ask you to take a moment to carefully read the rules and please feel free to contact us should you have any questions.

1. Every home has occupancy limits. The max limit for each property is stated on the rental listing page.
ANY EXCEPTION TO THIS RULE MUST BE AUTHORIZED IN WRITING BEFORE ARRIVING! 
To avoid the inconvenience / embarrassment of having members of your party being turned away, please check the maximum occupancy of the house you are renting. The property will be checked periodically during your stay to verify that additional guests have not "slipped in". Violators will be asked to leave.

2. NO PETS (ANIMALS) ALLOWED in LAS GAVIOTAS. You may be evicted from Las Gaviotas along with your pet, in addition to paying a hefty fine!

3. Cars must display a sticker or entry-permit on the front windshield at all times.

4. Please pay attention to and respect the No Parking Signs.

5. No motorhomes, campers or trailers will be allowed to enter.

6. Speed limit is 8mph throughout the complex.

7. NO FIREWORKS ALLOWED, except when organized by the Association for special events.

8. No vehicles, bikes or skateboards allowed on sidewalks.

9. No glass containers or other breakable items may be carried around the complex or in the common and/or recreational areas of Las Gaviotas Resort.

10. Music and TV sets must be kept at low volume from 10pm to 8am. At other times, the volume must be set at volumes so that neighbors will not be disturbed. Other excessive noise and unruly behavior is prohibited.

11. No laundry, towels or wetsuits may be hung outdoors on balcony or roof railings.

12. Mexican law prohibits illegal drug use, public drunkenness, public nudity and public sex. If it is against the law outside of the gate, it is also against the law inside of Las Gaviotas and no exceptions will be tolerated.

13. No children are allowed in the spa and no diapered children are allowed in the pool.

Violations will result in fines being assessed to the homeowner and you will ultimately be responsible for any fines assessed by you or any member of your party not following these rules during your stay at Las Gaviotas. Anyone causing problems, disturbances or violating the association rules at Las Gaviotas are subject to removal from the premises and detention by the Rosarito Beach Police. Be aware that the security personnel in our community have the power to detain and arrest.

As a visitor to Las Gaviotas, you are protected by the same rules and you may request enforcement from the security force at the gate at anytime. Please feel free to contact us should you have any questions.

3.  Off-Season Holidays - 3 Night Minimum Stay

4.  Max Occupancy is Adults  5 Years and Over - STRICTLY ENFORCED!
    
5.  50% Deposit Must Be Received Within 10 Days to Hold Reservation

6.  Summer Season / Holidays - Balance Due 30 Days Before Arrival 

7.  All Homeowners Association Rules Must be Followed!  (See Below)

8.  NO PETS ALLOWED at Las Gaviotas Resort!

9.  VERY IMPORTANT:  YOU MUST PROVIDE YOUR OWN TOWELS!
